Pets

This is a brief summary and should be used for reference only! Please see your Community Rules and Regulations, or consult the Community Board for full rules and regulations on this subject.

Registration and Application:

All pets must be pre-approved before they reside in the park. You must submit an application and be notified of approval prior to obtaining the pet.

A new application is required for any new pet, even if you already were approved for a prior pet and this pet left your household (e.g. went to a new home or death of pet).


Number of Pets:

Residents are allowed a total of two pets. (Two dogs; two cats; or one of each.) Residents may never exceed this number.


Visiting Pets:

All visiting pets are subject to the Community’s Rules and Regulations (Section 9) as if they were owned by the resident.

All visiting pets are subject to the same weight and breed restrictions.

Guest pets staying with the resident must obtain written approval from the Community Board of Directors prior to the guest pet’s stay.


Dog Specific:

No large size breeds. This is defined as: any dog breed, whose ideal weight at maturity would exceed 35 pounds.

No dogs of the following breeds: Pit Bulls, German Shepherds, Rottweilers, Doberman Pinschers, or mixed breeds consisting of the aforementioned. These are considered “prohibited breeds” by our insurance carrier, and may not enter the premises at any time.

Ideal Weight Limit: Dogs are limited to 35 pounds or less (when filling out application for a puppy, use breed’s ideal adult weight, as specified by AKC or certified breeder).

Exception: Only exception to the breed/weight limit are “grandfathered in” pets. These pets must have documentation showing prior-approval from previous park management, board approval, and proof of pet’s residency (e.g. Town Dog License with full address) – all must be on file prior to the community’s founding date (December 29, 2011).

Dog Walking: You must clean up after your pet immediately. (Always carry some plastic bags with you.) All dogs must be leashed and the leash must be held at all times. The leash should not be longer than 6 ft.

Tethering: A dog may only be tethered in the owner’s lot to a leash not to extend beyond the limits of said lot. The dog should not be tethered and unattended. Any dog left outside and is barking/howling in excess of 15 minutes, will be considered a nuisance and subject to removal by the Town Animal Control.

Visiting Pets: Any residents that have visiting pets, or guests with pets, should notify the community board prior to doing so if their pet will be staying more than 1 day.

All visiting pets are subject to the ideal weight limit and prohibited breed restrictions.

Dog License is required: The Marilla Town Clerk requires all dogs in residency 4 months of age or older to be  licensed. More information. This must be done in addition to the MCV Pet Application.

Service Animals: (Defined by the ADA) A service animal as a dog that is individually trained to do work or perform tasks for a person with one or more disabilities. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.

Cats Specific:

No outdoor cats: All cats must remain indoors at all times or in the owner’s control (held/leashed) when outdoors.

Any cats found outdoors will will be detained for release to a local humane society.
